National Church Residences Opens New Affordable Housing in Georgia

ATLANTA ­– National Church Residences is celebrating the grand opening of a $12.5 million investment into new affordable senior housing in Pembroke, Georgia, with a ribbon cutting ceremony on March 25, 2021. Ash Branch Manor includes 70 apartments in a three-story building to serve seniors age 55 and older.

“At National Church Residences, our vision is to advance better living for all seniors, enabling them to remain home for life,” said Matt Rule,  Senior Vice President of Housing Development at National Church Residences. “Ash Branch Manor incorporates design features that allow seniors to stay in this community where they grew up, raised a family, made friends and attend church.”

Ash Branch Manor offers numerous amenities, including free WI-FI, a wellness center, large community room with a kitchen, a community garden, gazebo and on-site laundry. In addition to the property management team, the community has an on-site service coordinator who works with residents to identify their needs and supports them by coordinating with appropriate service providers in the area. Each apartment is accessible and adaptable to the needs of seniors – with emergency pull-cords and a wider turn radius in kitchens and bathrooms, spacious closets and in-apartment washer and dryer hook-ups. Rents are affordable and include all utilities.

“Ash Branch Manor is nothing short of a blessing to our city and its residents,” noted Judy Cook, Mayor of Pembroke. “It is vital that we care for the seniors in our community and provide them with quality, safe and affordable housing in the prime years of they lives.”

The property is located at 104 Ash Branch Road in Pembroke, about 30 miles west of Savannah. City officials sold a vacant property, which was once home to a public school, and provided guidance throughout the early phases of the project. Built on 3.65 acres, Ash Branch Manor consists of 55 one-bedroom and 15 two-bedroom apartments. The property is within walking distance of downtown Pembroke and is adjacent to the Mikell Foxworth Recreational Center, which is open to the community.

“National Church Residences has been amazing to work with, from the idea conception through crossing the finish line and completing this new development,” said Tiffany Walraven,  Mayor Pro Tem of Pembroke City Council. “I have been impressed with their heart for community and willingness to meet the needs of our citizens.”

The vision for Ash Branch Manor could not have become a reality without the efforts of many partners. Financial partners included the Georgia Department of Community Affairs, which competitively selected this project for an allocation of its low-income housing tax credits. These critical federal credits were then syndicated through National Affordable Housing Trust and placed into their Stewards of Affordable Housing Future’s Affordable Housing Communities Fund 2019 Limited Partnership. In addition, the state credits were syndicated through Sugar Creek Capital and purchased and placed in their Affordable Housing Fund II, LLC.
