National Church Residences Breaks Ground on New Affordable Housing in Georgia

National Church Residences is celebrating a $12.5 million investment into new affordable housing in Pembroke, Georgia. Ash Branch Manor will include 70 affordable apartments in a three-story building to serve seniors age 55 and older. It will offer numerous amenities, including: a wellness center, large community room with a kitchen, a community garden, gazebo and on-site laundry. In addition to the property management team, the community also will enjoy a service coordinator who will work with residents to identify their needs and support them by coordinating with the appropriate service providers in the area.

“At National Church Residences, our vision is to Advance better living for all seniors, enabling them to remain home for life,” said Michelle Norris, executive vice president at National Church Residences.  “Ash Branch Manor will incorporate design features that allow seniors to stay in this community where they grew up, raised a family, made friends and attend church.”

Each apartment will be accessible and adaptable to the needs of seniors with emergency pull-cords and a wider turn radius in kitchens and bathrooms so residents may age in place.

The property is located at 104 Ash Branch Road in the City of Pembroke; located about 30 miles west of Savannah. City officials sold the vacant property, which was once home to a public school, and provided guidance throughout the early phases of the project. Ash Branch Manor will be built on 3.65 acres and will consist of 55 one-bedroom and 15 two-bedroom apartments. The location of the property is within walking distance to several businesses, such as pharmacies, convenience stores, banks, restaurants and other services in downtown Pembroke. Adjacent to the site is the Mikell Foxworth Recreational Center, which is open to the community.

National Church Residences recognizes that Ash Branch Manor could not have happened without the efforts of many partners. Financial partners included the Georgia Department of Community Affairs which competitively selected this project for an allocation of its low income housing tax credits. These critical federal credits were then syndicated through National Affordable Housing Trust and placed into their Stewards of Affordable Housing Future’s Affordable Housing Communities Fund 2019 Limited Partnership. In addition, the state credits were syndicated through Sugar Creek Capital and purchased and placed in their Affordable Housing Fund II, LLC.

“The execution of Ash Branch Manor is dependent on our strong partners who we can rely on for their expertise and feel confident when collaborating with them to solve critical planning decisions,” said Norris.

Ash Branch Manor is expected to open by the end of 2020. Upon completion of Ash Branch Manor, National Church Residences will have 1,551 units of senior housing spread across 12 communities in our Georgia portfolio.
