Stunning Renovation of Grand Place Blends Historic Charm with Modern Comfort

Renovated affordable senior housing community located in prime downtown Dayton location, Grand Place.

DAYTON, Ohio — Grand Place, a significant landmark community located on historic Salem Avenue near downtown Dayton, Ohio, recently unveiled its beautifully renovated property, offering residents a combination of elegance and modern amenities. Built in 1926 and once known as the Grand Deluxe Apartments and the Miller Commercial Block building, Grand Place has been a staple of the community for nearly a century. The renovation, completed in 2024, restores the building’s timeless Spanish Colonial Revival-style while upgrading the living spaces with contemporary features designed for comfort and convenience for adults aged 55 and older.

This renovation marks the second major restoration of the property since the St. Mary Development Corporation rehabbed it in 1999. National Church Residences acquired Grand Place along with three other Dayton-area properties, Hoover Place, Huffman Place and Wright Place from the St. Mary Development Corporation in 2017. All four properties are designated as affordable housing for older adults.

Each Grand Place apartment home received several improvements, including new bedroom carpeting, luxury vinyl plank flooring, updated kitchen cabinets with modern appliances and remodeled bathrooms. Beyond the apartment interiors, residents also will enjoy updated shared spaces, including a new community room with a large fireplace and warming kitchen, ideal for social events and gatherings. For a quieter retreat, there is a cozy community living room for relaxation and socialization. Additionally, a new on-site fitness center was added to give residents an opportunity to remain active.

Grand Place offers 64 one- and two-bedroom floor plans, each designed for comfort and ease of living. The property’s prime location on the corner of Grand and Salem Avenues offers convenient access to essential services, including shopping, dining, pharmacies and health care. Residents also benefit from proximity to public transportation, making it easier to get around Dayton.

In addition to the residential renovations, the building will feature three commercial spaces totaling approximately 6,300 square feet of commercial space along Salem Avenue, which is currently under development. The commercial spaces will be available in a white-box state with new flooring, lighting, mechanical systems and plumbing. As part of a broader revitalization effort in West Dayton, Grand Place joins Hoover Place, another affordable senior housing community, in benefiting from a combined $16 million in recent upgrades. These improvements are part of a larger initiative to provide affordable housing options for older adults in the Dayton metro area.

Funding for the renovation of Grand Place was provided by Key Bank and Key Bank Community Development Corporation, CountyCorp, CityWide Philanthropic Source, Ohio Housing Finance Agency, Community Development Financial Institutions (CDFI) Fund the City of Dayton and Montgomery County. The project was led by Ohio development partners City Studios Architecture and Model Construction.
