National Church Residences Continues Growth in Central and Northwest Ohio with New Hebron Senior Apartments and Arlington Senior Housing

COLUMBUS, Ohio – National Church Residences received two 9% Low Income Housing Tax Credits (LIHTC) from the Ohio Housing Finance Agency (OHFA) for building two new affordable senior housing communities.

Hebron Senior Apartments, located in Hebron, Ohio, will consist of 42 one-bedroom apartments for seniors age 55 and older. The $7.6 million community will provide amenities such as a fitness area, community room and an on-site service coordinator.

Arlington Senior Housing, located in Toledo, Ohio, will consist of 52 one-bedroom units in a mid-rise, elevator-served community. The $12.5 million community will offer amenities including a fitness area, community room and an on-site service coordinator. The community received support from the City of Toledo Housing and Community Development Department HOME funding leverage commitment. Additional support was provided by U.S. Representative Marcy Kaptur. Developed in partnership with the Area Office on Aging of Northwestern Ohio and built on their Lakewoods Senior campus, Arlington Senior Housing will include the relocated Margaret Hunt Senior Center on the first floor.

The demand for affordable senior housing far out-paces available units across the state.

“For every senior living in an apartment we have at least 10 seniors on a waitlist,” said Amy Rosenthal, vice president of affordable housing for National Church Residences. “Our lease-ups are short and our waitlists are long.”

According to Vogt Strategic Insights research in 2022, the lack of available and affordable housing is especially problematic among Ohio’s population of older adults. From 2015 through 2021, the number of senior households experiencing severe housing cost burdens rose 14.5%. The number of Ohioans ages 65 and older grew by the largest amount of any population group from 1970 to 2020, from 9.4% of the total population to 17%, and is anticipated to rise further in the coming decades.

Rosenthal added, “There is no simple solution to the current housing shortage, but we are proud of our state and local partners for creating strategies to help with the need. And since 2022, National Church Residences has increased our senior-focused portfolio in Ohio by nearly 20%, with over $150 million in construction investment.”

Construction is expected to begin in the spring/summer 2024 at 3272 Hebron Road for Hebron Senior Apartments and in the fall of 2024 off Garden Lake Boulevard for Arlington Senior Housing. Architectural firm Berardi + Partners of Columbus will develop the plans and design both communities.
