COLUMBUS, Ohio – National Church Residences adds 685 apartment units to its expanding Texas portfolio with the acquisition of eight affordable senior housing communities in recent months. All of the communities were purchased from the Salvation Army and are located in the Houston metro area, San Antonio, Tyler and Waco. Additionally, National Church Residences received a 9% Low-Income Housing Tax Credit award from the Texas Department of Housing and Community Affairs (TDHCA) for Bell Crest senior apartments in Houston.
“We are pleased to grow our presence in Texas and officially welcome residents from all eight communities to the National Church Residences family,” said Director of Senior Housing Acquisitions, Dan Patrick. “We have a strong regional team who is knowledgeable about the affordable housing market place, operations and available resources that will benefit our seniors so they can remain living independently in their homes.”
The Salvation Army sold these properties in order to put more focus on its service programs in Texas, such as combatting homelessness, responding to emergency crisis events, providing services to seniors, after-school programs and so much more.
“The connection between the Salvation Army and National Church Residences is a natural one, based on similar mission alignment with a commitment to affordable housing, support programs and a robust chaplaincy program to serve all residents, regardless of their beliefs,” stated Major Michael Harris of The Salvation Army Texas Division.
Soon after closing on each property, work began to make immediate repairs and upgrades to preserve each affordable housing community so it can continue serving seniors for many years into the future, as well as improve the living experience for current residents. This includes more than $1 million dollars in renovations at Woodland Pines in San Antonio and North Crest Court in Waco.
“Texas is an area of focus for us to expand upon our mission of building and preserving affordable housing for seniors,” said Director of Development in Texas, Tracey Fine. She had a significant role in the acquisition of Bell Crest and for securing the 9% Low-Income Housing Tax Credit award for this affordable housing community. An estimated $5M in repairs is planned for Bell Crest.
Originally, all of the buildings were named after founding members of the Salvation Army. With the change in ownership, both organizations agreed to rename the buildings and give the communities a fresh start under National Church Residences.
Total of 8 Properties and 685 Units
National Church Residences also is providing service coordination to residents at Bell Crest, North Crest Court, Rose Crest Village and Woodlawn Pines. A service coordinator evaluates resident needs, explains the available options to them and assists seniors with access to community services so they can receive proper health care, adequate food, clothing and financial guidance.
With these recent acquisitions, National Church Residences has 40 affordable senior housing communities and 2,778 apartments spread across Texas.
